Servicers can hold up to a 2-month cushion

RESPA allows your servicer to keep a reserve of up to two months' worth of projected annual disbursements, so your balance is never expected to hit exactly zero.

Once a year your servicer compares what was collected to what was actually needed and adjusts your payment: a shortage raises it, a surplus over $50 gets refunded or credited.

A fixed rate only locks your principal & interest. The escrow portion of your payment, property tax and homeowners insurance, is re-projected every year at your escrow analysis and adjusted up or down to match actual costs.
